our story

We are a small family owned and operated business newly established in 2024. Cleve and Sheila Messer (mamaw and papaw), purchased this 40 acre tract of land, with 1700ft of river frontage in 2017, with the dream from God to develop a traditional family campground where memories could be made, and lives could be changed. Over the course of the last, going on seven years, we have planned, worked hard, pushed through a pandemic, and spent countless hours anticipating for the day to come when we could finally share our place with you. We won’t lie, at times it was hard to see the end goal. But we kept on getting back up time and time again, pushing ourselves, so that one day all of the hard work would soon be worth it. We think you will think its been worth it too.


A little more about us as a family. We have lived in East Tennessee our entire lives. We lived near Cumberland Gap National Park for many years until we moved to Townsend. We lived right near the Tennessee, Kentucky, Virginia line. We have always been close to a Park, near nature and wildlife. We even raised cattle, pigs, horses- raised a garden every year. Living off the land that God has provided is one of our beliefs. Cleve and Sheila have two daughters and son in laws, three grandchildren, and one grand-dog. We want this place to be a legacy passed down from generation to generation. We want you, and your children, and their children, to keep coming here for generations too.

Life happens. Sometimes we try planning ahead and it does not work out. Schedules change, emergencies occur. If you encounter a scheduling conflict or emergency, please just call and let us know as soon as you can so we can open up your site for availability. We won’t penalize you for needing to change your dates or canceling your reservation due to unforeseen circumstances. We want to work with you and make an already uneasy situation less stressful. Weather can be unpredictable, and a little rain never hurt anyone, but if you need to change your dates due to a hazardous weather forecast, please call. Note: there are no refunds for early departures.

About the area

Townsend Tennessee is truly the Peaceful Side of the Smokies! And we are so thrilled you picked us to be your destination. Whether it be for vacation or just to simply escape this “life” thing and all of the chaos. You may be a world traveler, someone who needs to heal with some fresh mountain air, or a family with the want to explore historical towns and make fun memories. We are right on the edge of the Great Smoky Mountains National Park- which sees approximately 14 million visitors per year. Our campground is located right among the Little River with 1700 feet of river frontage with what we call “the island”- you can just walk right out into the water. You may even see local wildlife in their natural habitat. Townsend was chartered in 1921 with its rich cultural history being from the logging and railroad industries. The Cherokee Indian Tribe was here even longer before that. When you walk around in Townsend, you are walking on sacred ground.

There are plenty of recreational, shopping, and local eatery locations that you will enjoy while you are here. Along with many local festivals that occur throughout the year that you don’t want to miss! Come and enjoy the peace and serenity of this small town and all it has to offer. Quiet time- 10pm to 8am

Pets should be leashed at all times (2 pets max per site) Please advise if you have over 2 pets

Owners must clean up after their pet- Please advise if you have a yard fence

Pets that are aggressive, noncompliant, or constant barkers will not be tolerated

No fires or grills will be allowed during extreme weather conditions (sometimes it gets very windy)

Trash should be dumped in the bear proof dumpster provided on property

Fireworks, loud noises, and fighting will not be tolerated

You may enter the river at your own risk (children under 16 must be accompanied by an adult at the river)

No playing on rocks or climbing trees

Visitors are to check-in upon arrival (Please notify staff if you will have visitors)

No overnight visitors - Must check-out by 10:00 pm

DO NOT DISTURB THE WILDLIFE or THE CEMETERY ON THE PROPERTY

Keep your site picked up and don't leave food or trash out

WELCOME TO SMOKY WATERS CAMPGROUND

ON ‘THE PEACEFUL SIDE’ OF THE SMOKIES


We are a newly developed and family-owned campground in historic Townsend, TN. on 40 beautiful acres with nearly 1800 ft of frontage to the Little River and situated at the foothills of the Great Smoky Mountains. Just 2 miles from the Cades Cove entrance of the GSMNP, Townsend has been named The Peaceful Side of the Smokies, and our campground is exactly that, "Peaceful." We hope that you enjoy the tranquility that our property provides. Since we are newly developed, we are lacking some amenities that you would find at your seasoned campgrounds. We do not have a bathhouse but hope to begin construction sometime later this summer or fall. We do not have picnic tables or fire pits yet. You may bring your own. Fire pits must have a bottom, so they do not burn the yards. (Please no homemade fire pits.) We will continue to grow and be a work in progress to hopefully provide you and your family with an enjoyable and relaxing place to come to for generations to come. JUST A NOTE FOR BOOKING CLARITY:

Prices reflect reservation for 1 vehicle and 4 guests per site, not to exceed 6 guests per site (extra fees apply)

Extra vehicle: $5.00 per day/Extra guest $5.00 per day (4 years and under free)

For RV's that are towing a vehicle, you do not need to pay extra for towed vehicle.

When choosing your site, please consider the size of your RV and towing vehicle or towed vehicle, if applicable. Sites sizes are per Rig (camper and vehicle)

Bikes may be ridden around the campground on the gravel road. Please watch for vehicles and do not ride through neighboring sites. Children under 13 should be with an adult.

DO NOT DISTURB OR FEED THE WILDLIFE

Fireworks are not allowed. Excessive noise or fighting will not be tolerated.

Visitor passes are purchased in the office. Four years and under are free, ages 5-9 are half price. Fees are as follows age 10 and up:

Less than 1 hour - no charge

Less than 2 hours - $5.00 per person

2 hours or more - $10.00 per person

Visitors must check-out by 10:00 pm
